Abstract
The thesis presents a comprehensive plan for the development of Timothy Estates, a residential subdivision in Athens, Georgia. It integrates design, engineering, and planning principles to create a functional, attractive, and economically viable neighborhood. Athens experienced growth due to industrial expansion and the University of Georgia's development. Housing demand fluctuated, prompting the need for well-planned subdivisions. The site is bordered by Timothy Road, the Middle Oconee River, and other residential properties, it features wooded areas, streams, and native vegetation. The thesis intend is to maximize the number of appealing lots while preserving the natural landscape, ensure economical street layout and infrastructure, and include recreational areas deeded to a homeowners' corporation.
