Abstract

CED worked with potential homebuyers and local designers to create design schematics for small, energy-efficient, modern and affordable new homes that the Athens Land Trust could use to populate a foreclosed, empty, fifteen- lot subdivision. To date, six houses have been constructed – three are completed and sold, three are 90% complete with a contract on one. || In 2011, CCDP partnered with the Athens Land Trust (ALT) to visualize design guidelines for 15 single-family homes to use as infill for a small, vacant subdivision that was intended to become student rental housing. While limiting in some ways, the already-completed infrastructure and house lot plots allowed ALT to focus on providing energy-efficient and affordable housing rather than spending their limited funds on the design and layout of the community. The charrette team of potential home owners, local designers, and students and faculty from CED worked to create a set of four potential building footprints ranging in size from 900 - 1300 ft², as well as to define recommended building materials, street plantings, stormwater features and neighborhood policies to guide the redevelopment of the cul-de-sac street. The land trust then used these parameters to hold a design competition to attract potential architects and designers. To date, six houses have been constructed – three are completed and sold, three are 90% complete with a contract on one.
